Michael H. Krekstein

Michael H. Krekstein is a senior partner in the firm’s corporate and tax law group. He represents individuals and corporations in a wide variety of business, tax, real estate, and estate planning and administration matters. He has lectured frequently on these subjects.

Mr. Krekstein’s clients include national shopping center developers, real estate investment trusts, commercial real estate owners and developers, major lending institutions, and other institutional corporate clients, as well as family-owned businesses and professional athletes. He has provided services in connection with numerous complex real estate transactions and other business acquisitions, mergers and dispositions.

Experience

  • Represented a national developer in the acquisition of a 1,000,000 square foot shopping mall in Orlando, Florida. Negotiated and closed financing of $40,000,000 for the property. Negotiated and drafted lease amendments with national tenants, including Macy’s, JC Penney and Dicks Sporting Goods.
  • Negotiated a joint venture for the purchase of various parcels of land in Winter Park, Florida for a Whole Foods shopping center. Represented the buyer in the acquisition of the properties and in the negotiation and drafting of leases with Whole Foods, PNC Bank, Nordstrom Rack and other national tenants.
  • Represented the seller of a mixed use property in Philadelphia, operating primarily as an indoor parking garage.
  • Negotiated a joint venture for the purchase of various properties in Altamonte Springs, Florida, for a Wal-Mart Super Center, and negotiated and drafted lease with Wal-Mart.
  • Represented the buyer of a 300,000 square foot office building in Orlando, Florida.
  • Represented the seller of a 360 unit garden apartment complex in Mullica Hill, New Jersey.
  • Negotiated a joint venture for the purchase of a vacant shopping center in Orlando, Florida. Represented the joint venture in the acquisition and in negotiating the construction contract for a new 150,000 square foot shopping center. Negotiated and drafted leases with Dicks Sporting Goods, BB&T bank and other national tenants.
  • Represented the seller of a 180,000 square foot shopping center in Delaware County, Pennsylvania. Negotiated and resolved various partnership disputes.
  • Represented the buyer in the acquisition and development of various commercial properties in Florida and negotiated and drafted leases with Wawa, Starbucks and Dicks Sporting Goods for these properties.
  • Negotiated a joint venture for the purchase and development of various parcels of land in Naples, Florida for a shopping complex. Negotiated and drafted leases with Dicks Sporting Goods and Aldis for a portion of the property.
  • Resolved an inter-generational family business dispute with a successful business and estate plan involving a recapitalization of the operating business and separate ownership of the business real estate. Prepared shareholder agreements and partnership agreements, as well as integrated estate plans.
  • Represented the buyer of a chemical supply business and negotiated and documented the tax-free spin-off of unrelated business assets.
  • Worked on the completion of the entire re-leasing of a 130,000 square foot regional shopping center in Tampa, Florida, and completed the sale of a $10,000,000 shopping center in Atlanta, Georgia.
  • Represented the developer in the acquisition and redevelopment of a 105,000 square foot shopping center in Orlando, Florida, and negotiated and completed the documentation for leases with two national retailers.
  • Represented the buyer in completing the acquisition of a $9,000,000 major department store parcel at a regional shopping mall in Lakeland, Florida.
  • Represented the lessor in successfully negotiating and completing the documentation with various national tenants for a 200,000 square foot Florida shopping center.
  • Represented the seller in the sale of a 50% partnership interest in a 100,000 square foot office building complex in Conshohocken, Pennsylvania.
